Veterans can get a loan through the Veterans Affairs (VA) home loan program. The VA home loan program is designed to help veterans, active-duty service members, and eligible surviving spouses buy a home.
To qualify for a VA home loan, veterans and service members must meet the following requirements:
- Have served in the military, and have an honorable discharge (or be currently serving)
- Meet the length-of-service requirements, which vary depending on when and how you served.
Once veterans have met the above requirements, they can apply for a VA home loan by:
- Getting a Certificate of Eligibility (COE) from the VA, which verifies their service and eligibility for a home loan.
- Finding a lender that participates in the VA home loan program.
- Submitting a loan application and providing the required documentation, such as proof of income and credit score.
The VA doesn’t lend money, but it guarantees a portion of the loan, which reduces the risk for the lender and allows veterans to secure financing with more favorable terms. Veterans can use VA loans to buy a home, build a home, or improve a home, and even refinance a home.
It’s worth noting that VA loan also have benefits such as no down payment, no mortgage insurance and no prepayment penalties. However, there is a Funding fee which can be financed into the loan or paid in cash.
